What drives the price
The biggest cost drivers, roughly in order:
- Square footage of wall and ceiling area — not floor area. Tall ceilings and open great rooms cost more than the floor plan suggests.
- Prep work — patching, sanding, caulking, and priming. On older or damaged walls this is often the largest single line item, and it’s where finish quality is won or lost.
- Number of colors and surfaces — walls, ceilings, trim, doors, and closets each add cutting-in time. A single color throughout is faster than a different color per room.
- Trim and detail — baseboards, crown, window casings, and doors are slow, precise work.
- Paint quality — better paint costs more per gallon but covers more reliably and lasts longer, especially against Las Vegas sun and dryness.
